Project Overview 
Oak Gate is a landmark Build to Rent development in Leatherhead, delivered by Watkin 
Jones as part of their growing portfolio of high-quality residential schemes across the South 
East. 
The development combines modern apartment buildings with ground-floor amenity space, 
designed to deliver a refined architectural aesthetic and long-term performance in a busy 
town-centre setting. 

Our Role 
Cheshire Architectural Aluminium were appointed to design, manufacture, and install the 
complete external façade package — integrating Technal’s DF75 Si windows, Elegance 52 
curtain walling, and CAAL 33 aluminium louvres into a unified building envelope. 
In addition to the core glazing systems, CAA also designed and installed bespoke shaped 
soffits and bridge cladding, delivering a distinctive visual feature while ensuring durability, 
weather protection, and precise interface coordination. 
Working closely with Watkin Jones’ design and façade teams, CAA managed detailed 
interface coordination and system integration to meet stringent acoustic, thermal, and fire 
performance standards. 

Key Challenges 
• Complex geometry: Integration of custom-formed soffits and bridge cladding within 
tight spatial and aesthetic constraints. 
• Multi-system interface: Seamless coordination between glazing, curtain wall, and 
louvre systems to achieve architectural intent. 
• Performance compliance: Ensuring full alignment with CWCT testing standards and 
current Building Regulations for thermal and fire safety. 

Outcome 
CAA’s £3 million façade package for Oak Gate delivers a high-performance, visually 
refined solution that enhances Leatherhead’s evolving urban landscape. 
By combining Technal DF75 Si, Elegance 52, and CAAL 33 systems, the façade achieves 
excellent buildability, long-term durability, and consistent architectural quality. 
The inclusion of bespoke soffits and bridge cladding demonstrates CAA’s ability to execute 
intricate detailing and deliver a complete, integrated façade package. 
Oak Gate, Leatherhead stands as another successful collaboration between Cheshire
